Commercial

The Gibbs Building as a Luxury Hotel
San Antonio, Texas

An existing 10-story apartment building was renovated into a luxury hotel. The Mechanical system consisted of two one hundred forty tons nominal capacity air cooled chillers, and constant volume air handling unit. Each guest room was equipped with a chilled water fan coil unit.  The Electrical system consisted of a 6000 Amp Main Service Switchboard and a 275KW emergency generator. The building Electrical design also included a new Fire Alarm System serving guest rooms, meeting rooms, future restaurant, lobby/reception area as well as an indoor swimming pool.

Sears Retail Store
Several Locations

Existing renovated retail store of approximately 200,000 SF. The Mechanical system consisted of commercial grade Roof Top Units serving open sales areas, hearing aid center and receiving areas. The Electrical system consisted of additional distribution panelboards, lighting and power panels. The building Electrical design included a new Lighting (normal and emergency), Power, and Fire Alarm serving offices, stock rooms, eye care center, photo studio and income tax service area.

Peri Ops

Children’s Medical Center – Dallas, Texas
The renovated area modified an existing exam section of the hospital into a procedure area.  The existing space was redesigned to include all critical components required by TDH for preparatory surgical areas.  The renovation included new exam rooms, consultation rooms, a new nurses station, an IDF room, and administration areas, as well as storage rooms and clean / dirty linen closets.  The Team provided the complete MEP systems design including the design and expansion for the existing medical gases, fire alarm, nurse call, security, and PA systems, as well as the emergency power systems for life safety, critical, and equipment loads.

Institutional

Roma Middle School – Roma, Texas

Roma Independent School District
A new 130,000 SF. facility. The Mechanical system consisted of a chilled water-cooling and electric heating system with a total capacity of 400 actual tons. The system included two 150 tons each and one 100 tons air-cooled screw liquid chillers. Seven variable air volume Air Handling Units along with Fan Powered VAV Boxes that are serving classrooms, administrative, concession, art, band and orchestra areas, eight constant air volume Air Handling Units that are serving the cafeteria, gymnasium, locker rooms, training rooms and the kitchen. Each Air Handling unit is equipped with a chilled water coil face-and-bypass damper in order to enhance control of the space humidity and temperature. Amount of outside air for each Air Handling Unit is controlled with a CO2 sensor. The Electrical system consisted of two 3000 Amp Main Service Switchboards, distribution panelboards and TVSS panels serving computer PC’s and equipment. The building Electrical design included a new Fire Alarm System, a new CCTV Electronic Security System, a new Burglar/Detection System, a new Public Address and Intercom/Sound Systems, and a Master Clock System serving science and special education classrooms, auditorium, library and administration offices.

PSJA Elementary School
Pharr, Texas

Pharr-San Juan-Alamo Independent School District
A new 90,000 SF. facility. The Mechanical system consisted of a roof top unit and electric heating system, some equipped with a 100% outside air which served classrooms, administrative offices, kitchen, library, cafeteria and a gymnasium. The Electrical system consisted of a 2500 Amp Main Service Switchboards, distribution panelboards and TVSS panels serving computer PC’s and equipment. As well as, a 35KW emergency generator system with a 4 pole transfer switch for a shelter area of the building. The building Electrical design included a new Fire Alarm System, a new Burglar/Detection System, a new Public Address and Intercom/Sound Systems, and a Master Clock System.

Anderson County Justice Complex
Palestine, Texas

An existing grocery store building was renovated and expanded for a total of approximately 35,000 SF. The Mechanical system consisted of two sixty tons nominal capacity scroll chillers, three variable volume per handling units. Primary and secondary air distribution system and DDC building automation and temperature control system. The Electrical system consisted of a 1600 Amp Main Service Switchboard and a 250KW emergency generator. The building Electrical design also included a new Fire Alarm System, a new Sound System and a new Public Address System, serving courtrooms, 911 call center and offices.

Renovation of the Dallas Central Police Station
Dallas, Texas

Architect of Record:  Alexander & Kienast

The police station is a two story building approximately 40,000 square feet.
This facility will be provided with an 80 nominal tons air cooled water chiller, two chilled water pumps and chilled water piping. Two variable air volume air handling units (one per floor) will be provided.  Each air handling unit will be equipped with a plug type supply air fan controlled with variable frequency drive, chilled water coil with phase-bypass dampers, electric pre-heat coil, a set of filters, and a mixing box. The air distribution system will consist of primary medium pressure duct work, variable air volume (VAV) boxes with electric strip heater, secondary duct work from the VAV boxes along with air distribution devices serving each space. The facility will utilize an energy management and temperature control system.   The electrical system shall consist of a 1200 Amp main service switchboard and a 250 KW emergency generator, rated at 277/480 Volt, 3 - phase, 4 - wire. The building electrical design shall include new lighting per Illuminating Engineering Society (IES), each room shall be equipped with either dual level switching and/or occupancy sensors except in corridors and restrooms. The building shall have an appropriate amount of receptacles in which some will be connected via a new UPS system. There shall be a new fire alarm system, a new CCTV security system and a new public address system serving administration offices, conference rooms, dispatcher stations, evidence rooms, and crime scene processing area.

An existing office building was renovated and expanded for a total of approximately 50,000 SF. The mechanical system consisted of two 60 nominal tons capacity scroll chillers, three variable volume air handling units, primary and secondary air distribution system and DDC building automation and temperature control system. The Electrical system consisted of a 2000 Amp Main Service Switchboard and a 500KW emergency generator. The building electrical design also included a new Fire Alarm System, a new CCTV Security System and a new Public Address System, serving community training rooms, evidence rooms, interview rooms, dispatcher stations, E.O.C. command post, crime scene processing area and administration offices.
